The districts of Dubai Marina and JLT are neighbors, separated by Sheikh Zayed Road. The first is a resort destination with beaches, the sea, a shopping mall, and the Pier 7 restaurant complex. The second is a business hub with office towers, three lakes, and a green park.

Why the figures differ
Dubai Marina was one of the first areas to be developed, and the residential stock is long established with few remaining plots for new construction. In JLT, by contrast, there are fewer tourists and the pace of life is more relaxed.
